What carpet is best for a rental property?
If you are buying carpet for your rental property it is important to put your personal taste aside and make your decision with as much practicality as possible.
If you are letting to professional tenants they will expect premium quality furnishings. They can also be trusted to respect your property and keep it in good condition.
If you are letting to ‘ordinary tenants’ you will have to take a pragmatic view. Tenants are generally not going to take care of your property to the standard that you would like. They will often fail to remove muddy shoes before they trample all over your property. They may have children and pets who can wreak havoc on your furnishings. Your property is going to take a beating, and you need to be prepared.
That is not to say that aesthetics are not important in the rental market. However you must strike a fine balance between aesthetics and practicality. If you get this balance right both you and your tenant will be happy.
Materials
Carpets in rental properties will be subjected to heavy use. Carpets should be thick and durable to withstand heavy traffic and frequent cleaning with chemical shampoos. You might be tempted to go for the cheapest options, but if you spend a little more you can use a heavy duty carpet, which will save you money in the long run.
Although durability is important, stain resistance is perhaps even more so. In the rental market it is more common for carpets to be replaced due to staining than wear and tear.
For run of the mill properties, synthetics such as polypropylene and nylon are the best choices for carpet materials. These materials are affordable and very stain resistant.
For the higher end of the market, wool carpets can add a touch of flair to your property. Wool is correspondingly more expensive and also more vulnerable to stains.
Colours
If you have a preference for light coloured carpets, you would be best advised to reserve it for your own home. Carpets in rental properties should be chosen with colours and designs that will help to hide the inevitable stains.
Grey is a reliable choice, it is neutral and does not show dirt easily. Deep peach is another option. It will add warmth to the property whilst hiding stains and will match magnolia painted walls.
Maintenance
Each carpet has its own cleaning and maintenance requirements. It is important for you to take these into consideration before making your final choice. For the buy to let market, you should avoid carpets with expensive maintenance requirements.
